Interior Design
The interior design of the project is approached from an integrated perspective, where functionality, proportion and a carefully considered selection of materials define the character of the space.
The interior is conceived through spatial experience. It is not merely about organising square footage, but about shaping a professional environment that is balanced, representative and enduring.
Natural light plays a central role through high-security glazed enclosures that enhance interior spaciousness and improve daily comfort. Lighting is not treated as a decorative feature, but as a structural element of the design that reinforces volume and spatial depth.
The chromatic foundation is built upon carefully selected neutral tones, creating a calm and versatile atmosphere capable of adapting to different corporate identities while maintaining a harmonious spatial reading.
In office areas and common spaces, rectified porcelain tile is specified for its technical precision and its ability to create a continuous floor surface, strengthening spatial continuity and visually expanding the overall environment.
In operational areas, polished concrete responds to requirements of durability, structural resistance and efficient maintenance, where aesthetics naturally emerge from functionality.
Each material has been selected for its technical performance, its proportion within the overall composition and its integration into a coherent design vision. The result is a refined, contemporary interior prepared to remain relevant over time.
Project Context and Location
The building is developed on a 3,123 sq ft site in Cape Coral (Lee County, Florida), within the Commercial Sector Land Project (Conceptual Phase), under Commercial Corridor (CC) zoning classification.
Its strategic location enables operations at local and regional levels:
- 30 minutes from Southwest Florida International Airport (RSW).
- Immediate access to Interstate 75 (I-75), directly connecting Tampa and Miami.
- Direct links to US-41 (Tamiami Trail), Del Prado Boulevard and Pine Island Road.
- Proximity to regional rail-linked logistics infrastructure and Gulf Coast ports.
- Through-lot configuration allowing access from two separate streets, optimising loading and unloading manoeuvrability.
The Commercial Corridor (CC) classification permits high-density business development, including corporate headquarters, technology offices and light industrial services.

CUSTOM TURNKEY PROJECT: CÁCERES Home Staging – Interior Styling Proposal
This spatial design project on a 688 m² surface is based on the creation and transformation of space through a technical approach that essentially prioritizes the capture of natural light. The design is structured through large windows and balconies that serve as links to the surroundings, allowing for the full enjoyment of life outside the house without compromising absolute privacy.
The property stands out for its spacious rooms and a layout oriented toward living comfort, adapting to diverse styles and preferences. Through specialized Home Staging services, every detail is coordinated to achieve a balance between noble materials and daily functionality. The private area features a garden, and the main entrance integrates a large-capacity parking space within the property.
Its location in the town center allows for integration into its social and cultural life. The proximity of essential services promotes a serene and sustainable lifestyle, where transport is unnecessary for daily activities. This environment is complemented by leisure facilities, including a summer pool, paddle courts, and multi-sport areas, enhancing the experience of living in the heart of the town.
Strategic Axis: Connecting Capitals
The location positions this asset along the primary corridor connecting Madrid and Lisbon, consolidating the property as a strategic enclave. Industrial Design: Science and Technology Park
The design of this project is based on a balance between the robustness of technical materials and the warmth of high-end finishes. Utilizing a thermal envelope, we have created spaces with optimal climate comfort, ideal for open-plan layouts that foster collaboration and contemporary workflow.
The design thoughtfully integrates noble materials, such as natural granite and marble, in common areas and private offices, ensuring superior durability and setting a functional standard. While polished concrete floors in operational areas provide an industrial touch, the natural stone facade and open-plan interiors ensure a solid institutional image. Each module is designed to serve as a professional showcase for clients and partners, merging energy efficiency with a versatile, bright, and highly representative working environment.
Industrial Staging
The new industrial project in Madrid, currently under development, is scheduled for execution between 2024 and 2025. It is focused on the development of industrial and logistics spaces located on plot (lot) 27-14 (UE-2. Sector 5 “Tertiary-Industrial”) of PAU-5 in Parla – Madrid – Spain – European Union – EU.
Our concept within Industrial Staging is based on creating spaces that combine optimal functionality with a balanced aesthetic, seeking the optimisation of available space to facilitate the smooth flow of business activities.
Although the spaces are delivered in open-plan condition, we project their maximum potential through CGI visualisations (renderings). We consider each warehouse as a flexible space for transformation; through our Industrial Staging proposals, we illustrate different layout configurations to facilitate efficient operational use, whether for logistics storage or corporate activity.
This architectural approach also allows the final configuration to be adapted during the current development stage. Although the project is based on an initial gross layout of industrial spaces of 102.45 sqm and 108.92 sqm, the design allows for the total or partial combination of built areas prior to construction. This enables bespoke solutions, ranging from individual warehouses to a consolidated industrial facility of 4,087.20 sqm. The proposal focuses on providing a tailored operational solution aligned with real business requirements.

The distribution features an independent entrance and foyer. A spacious open-concept living, dining, and kitchen area offers a fluid space for daily life and entertaining. Three bedrooms and two full bathrooms provide privacy and comfort for its residents. The exterior features a garden with a lawn and palm trees, creating an oasis of tranquility. The swimming pool, strategically positioned in the center of the garden, adds a touch of luxury and relaxation. This option also includes a two-car garage and a charming pool house.
Regarding the home staging and decor, a refined approach is suggested to complement the color palette with natural elements and soft textures, such as wood and wicker, to enhance the sense of serenity and comfort.
